Design Build

Design-Build has become a common term in the construction industry in recent years. What is Design-Build, and how does it differ from other building methods? Design-Build is a method of project delivery in which one company or entity generally called “the design build team” works under contract for the project owner to provide all of the necessary design and construction services. In other words a construction firm such as Matrix Construction houses the full suite of services to design, plan and execute a building project from architecture to engineering to subcontracting the trades for work. All of the work is carried out under one contract making the process more seamless and efficient for the client.

 

Design-Build is an alternative to the traditional method of construction called design-bid-build. In the traditional approach separate companies complete each step of the project under separate contracts. This can lead the owner of the project to become the middle man, settling disputes between contractor and designer. This can even lead to designer and contractors blaming one another for cost overruns and other problems.

 

Matrix Construction prefers Design-Build for our clients due to the more streamlined approach, allowing us to provide unified recommendations, and address changes more quickly without excuses. According to the Design-Build Institute of America and a research project at Penn State, the unit cost for Design-Build is 6.1% lower than Design-Bid-Build and construction speed is 12% faster than traditional methods. In 2013 Design-Build accounted for over 50% of non-residential construction market.
